Which Vilnius neighbourhood should you choose for renting?

Choose a neighbourhood around the places where you spend most of your time. For people working in the centre and business districts, Naujamiestis, Senamiestis and Šnipiškės offer walking access to many offices. Students often look in Saulėtekis and Antakalnis, close to VILNIUS TECH and Vilnius University faculties in the Saulėtekis Valley. Families often choose Žirmūnai, Pašilaičiai or Pilaitė for nearby nurseries, schools and parks. Rents are usually lower farther from the centre, but check rush-hour public transport times. The cheapest apartments for rent in Vilnius are often one-room flats in older buildings: select the number of rooms and sort by “Price ascending”.

What should you check before signing a tenancy agreement?

Renting an apartment in Vilnius for the long term starts with a viewing, rather than a deposit transfer. Before signing:

  • Ask for a document confirming that the landlord owns the apartment or is authorised to rent it out.
  • Include the rent, deposit amount and refund conditions, rental term and termination notice requirements in the agreement.
  • Agree who pays utility bills and who repairs broken household appliances.
  • Discuss pets and declaring your place of residence in advance: you can declare residence in a rented apartment by providing a tenancy agreement or the owner's consent.
  • Photograph the apartment's condition and record meter readings when moving in.

A written tenancy agreement can be registered with the Centre of Registers. You can then rely on it in dealings with third parties, for example if the apartment is sold.

Rent directly from an owner or through an agency?

Apartments for rent in Vilnius are offered both ways: choose the advertiser type “Private” to see rentals without intermediaries. Renting directly from an owner involves no agency fee, and you discuss the terms with one person. An agency can help when you want to view several apartments quickly, but ask in advance whether the tenant pays for its services.
