New projects in Vilnius

Vilnius has Lithuania’s largest volume of new apartment construction, with a broad choice from compact central homes to spacious family apartments in green neighbourhoods. New projects in Vilnius appear across the city, and new-build apartments are usually sold directly by developers.

How do neighbourhoods differ?

The Old Town, Naujamiestis and Šnipiškės offer walkable daily life but the highest prices per square metre. Šnipiškės has high-rise business-centre developments; former factories in Naujamiestis become residential quarters. Žvėrynas and Antakalnis offer greenery near the centre, but available plots are scarce.

In northern Visoriai, Bajorai, Jeruzalė and Pašilaičiai, new apartments in Vilnius are generally more affordable in quieter settings. In western Karoliniškės and Viršuliškės, new apartment buildings sit among older blocks with established schools, shops and transport.

Why choose a new apartment in Vilnius?

A new apartment meets A++ energy-rating requirements, reducing heating costs compared with an older block. Heat-recovery ventilation, underground parking and storage are often included in developments. Choose a partially finished or fully fitted home. Buying earlier can offer more floors and layouts to choose from.

Buying from a developer: what should you check?

Buying an apartment from a developer is a direct transaction. Before signing, establish:

  • which projects the developer has completed and their condition today,
  • the warranties and contract terms,
  • the planned completion date,
  • what the price includes: parking, storage and finishes.

The municipal master plan shows proposals for adjoining plots.

How do you choose the right development?

New-build apartment prices in Vilnius mainly depend on neighbourhood, size, floor and finish. Daily life often decides the choice: rush-hour journeys can take several times longer than at midday, so test travel to work and school. Under Bank of Lithuania requirements, a first-home mortgage generally requires a deposit of at least 10%.

How do central and northern district prices compare?

The Old Town, Naujamiestis and Šnipiškės have the highest prices per square metre and more compact purchases. The same budget can buy more space in Visoriai, Bajorai or Pašilaičiai. Include everyday costs: living further out often requires a car.

Is it worth buying when construction has just started?

Early stages offer more floors, layouts and window orientations, often at better prices. You must wait, and delays are possible. Review completed projects and contractual provisions for delays.

How can I find out what will be built nearby?

Master and detailed plans are published on the municipal website and in the TPDRIS planning-document system. They show permitted uses and building heights on neighbouring plots, particularly useful in changing neighbourhoods.

Is a new apartment cheaper to run?

A++ buildings generally have much lower heating bills, but other costs arise: management, shared-area and underground-parking maintenance and ventilation filters. Ask the developer about expected monthly costs before signing.
