How should you choose commercial premises?

  • Offices. Public transport access, parking and the ability to change the layout are key.
  • Retail and service premises. Assess street access, display windows, pedestrian traffic at different times of day and parking for clients.
  • Warehouses. When buying as an investment, consider access for heavy goods vehicles, ceiling height and a loading dock, as these determine which tenants can use the premises.
  • Production premises. Check that your production activity is permitted in the area and that the electricity capacity is sufficient.
  • Tenanted premises. For an investment purchase, request the current leases and check whether they are registered with the Centre of Registers.

Commercial premises for sale by city

Vilnius, Šiauliai and Klaipėda have the most offers: browse commercial premises in Vilnius, Šiauliai and Klaipėda. Find property for sale in Kaunas under commercial premises in Kaunas. If you are not ready to buy, compare prices with commercial rentals. The price per square metre is a useful way to compare properties of different sizes.

What should you check before the transaction?

  • Registered use: whether it suits your activity, for example catering or production.
  • The land beneath the building: whether the seller owns the plot or leases it from the state. When buying a commercial building, clearly agree whether you are also buying the land or taking over its lease rights.
  • VAT: sales of new buildings are generally subject to VAT, so check whether it is included in the price.
  • Building condition, energy efficiency rating and electricity capacity, especially for production premises and warehouses.

A commercial property sale and purchase agreement is certified by a notary, and ownership is registered with the Centre of Registers.
