Apartments for sale in major cities

Vilnius and Klaipėda have the most apartment listings, but smaller towns such as Utena and Pasvalys also offer a wide choice, usually at a lower price per square metre. Browse apartments for sale in Vilnius in the capital, apartments in Klaipėda in the port city, and apartments in Šiauliai in northern Lithuania. The price per square metre is a useful way to compare offers across cities.

An apartment in an older or a newly built building?

  • Apartments in older buildings are usually cheaper and located in established neighbourhoods with schools and shops, but heating costs more in an unrenovated building.
  • Newly built apartments are more energy efficient: buildings whose construction permit applications were submitted from 2021 are subject to an A++ energy efficiency requirement, so ask to see the certificate. They are often sold with partial finishing, so include the cost of completing the work in your budget.
  • Renovated buildings have lower heating bills, but you may need to pay a renovation loan instalment for a time.

What should you check before buying an apartment?

Apartment sales in Lithuania are formalised with a notarised sale and purchase agreement, and ownership is registered with the Centre of Registers. Before signing:

  • Check the Centre of Registers for the owners and any mortgage or seizure.
  • Ask the building administrator or association for a statement confirming there are no utility or building maintenance debts.
  • Make sure any layout alterations are legally registered, as otherwise a bank may refuse a loan.
  • View the apartment in daylight and check the neighbourhood, stairwell and basement.
